A happy ending for our client and their fairytale Chelsea home
Last night we had a very busy evening with not one, but two deals taking place ahead of the new stamp duty levies coming in! It rather took us back to the heady days of end of dual tax relief (remember that?!) in the late 90s.
Firstly, a lovely tale of destiny and happy coincidences with a fairytale ending thanks to a great team effort with our friends at Knight Frank Chelsea…
Back in 2021, we were lucky enough to act for a lovely family selling a probate sale in Gertrude Street. After many months negotiation, we agreed a sale to a buyer found through @chelsea.knightfrank. The house had so much charm, but was dated and required renovation to bring it into the 21st century.
Fast forward to 2024, and a chance conversation with a fellow pilates student in Chelsea (@heartcorepife) let to helping them finding their next family home. Having lost out on another house on Ten Acre Estate, once again through our excellent relationship with our esteemed peers at Knight Frank Chelsea (where’s my desk?!), we managed to secure access to this gorgeous house, now being sold as a project, having been stripped out ready to be given a new lease of life as a modern family home.
Rachel Reeves fast-tracked the exchange with the new stamp duty levies coming into effect at midnight and after umpteen calls, texts and emails, the buyers solicitor confirmed we had exchanged at 22.24 hrs!
