Get to Know Tom Tangney...our new Consultant

We are very happy to announce that Tom Tangney has joined Rose & Partners, working as a consultant alongside founder, Simon Rose.   Tom is a very well established and well-regarded property consultant with over 35 years in the business, specialising in Prime Central London, particularly Kensington and Holland Park. Tom has a long career in the London property market with his first agency job in 1985 when he went to work for Chestertons (back then it was still a partnership).  He moved on join a property development company in W8 and had a great time until the 1987 crash (!) but luckily got the opportunity to work for Douglas & Gordon in Battersea for a number of years before being poached by John D Wood & Co in 1992. 

He moved to their Chelsea office in 1996, where he got the taste for what was to become PCL and joined Knight Frank in February 2000, working in Kensington & Holland Park where he continued to work until 2019, principally covering north of the Cromwell Road up to Notting Hill Gate, west of Kensington Gardens to Holland Road.  

“We were also encouraged to ‘border raid’ the adjoining patches of Notting Hill, South Kensington, Chelsea and Knightsbridge,” says Tangney, “so I’ve got a very good knowledge of those areas as well.” 

It was also in the 90s that Tom first met and worked with Simon Rose and the pair have collaborated many times over the years. 

After decades of being a cog in the wheel of the corporate machine, the thought of being a “free agent” is very appealing.  Corporate firms are expensive machines to run and now expect their staff to maintain their KPI’s in terms of cross-selling and cold calling. 

“That’s not really me any more,” says Tangney, “and I am looking forward to being able to spend more time looking after vendors and buyers alike.  They are both the life blood for an agent in equal measure.  Ours is a very social business, driven by contacts and networking, so it’s going to be good to have time to meet up with others in our business for a coffee or an after-work drink for a chat.  It is often these casual conversations that open a door to some business and it’s good that (after lockdown) those meetings can take place on the Michelin roof terrace, in Sunningdale or in Esher or in any other convenient place for that matter! The whole of PCL is our oyster!”

Over the 35 years Tom has met some very interesting people and seen some wonderful properties, as well as experiencing a number of business cycles, he knows the importance looking after clients and developing long term relationships.  

“I’ve always tried my best to maintain excellent and trusting relationships with clients and associates and feel comfortable in picking up the phone and saying, ‘Hi, it’s Tom Tangney’. I guess there’s always a first, but to date, not once has anyone hung up on me!”

Favourite PCL addresses?  

That’s a hard one as Kensington and Holland Park are full of wonderful streets, but if I had to plant a flag it would be Addison Road.  I love the beautiful double fronted white stucco fronted houses, set behind a carriage drive with big west facing gardens.  You are looking at Euro Lottery money though!

Favourite PCL eatery/drinkery? 

Maggie Jones just off Kensington Church Street is a long-time favourite.  Great food, wonderful atmosphere.  The Churchill pub on Kensington Church Street is a great place where there is a Thai kitchen where you can drop in for an excellent Pad Thai  

What do you love most about your personal ‘patch’ of Kensington & Holland Park?

I love the green spaces amongst the beautiful streets. Kensington is lucky to have two parks, Holland Park and Kensington Gardens.  Both are landmarks in London and known around the world.  

The area also has a diverse range of properties from the small cottages just behind Notting Hill Gate underground station (known as Uxbridge Village) to the medium sized houses of Scarsdale Villas (south of the High Street) and then the quantum leap to the glorious mansions of Holland Park.  

The area has great schools and excellent transport connections as well as the aforementioned parks and open spaces, so people tend to come to Kensington and stay for the long term, so there’s a high chance of working with someone several times over, which is really nice in our line of business.”
