Virtual reality: the final frontier. My continuing mission: to explore strange new worlds and seek out new technology that delivers the best ultimate virtual viewing experience for potential buyers.
The way we now consume media, view houses and spend our screen time is developing and changing at frightening speed, and in 2018 I decided to go boldly where few individual agents have gone before and invest in the most up to date, virtual reality software for viewing houses.
This is a huge investment for a small business, however in order to really give premium, luxury properties the quality of online viewing they deserve, it is, in my view, a necessary investment.
We all use professional photographers who produce beautiful photos of these stunning houses, but when a client is viewing a property from the other side of the world and potentially investing millions into its purchase. I went with Matterport, one the of the leaders in virtual reality technology that specialises in 3D Walk-throughs for the real estate, architecture and interior design and travel industries amongst others.
Each space is digitised from multiple angles to create 3D walk-throughs, schematic floor plans and an amazing Dollhouse view. As an agent and self-confessed tech geek, I could honestly play around with this technology for hours on end, but as a property purchaser, it's a vital instrument in being able to view a house from afar and visualise yourself in it.
The main features are as follows:
DOLLHOUSE VIEW Zoom out and see a 3D digital twin of your property from the outside and rotate it along any axis to see it from any perspective. You’ll be able to get the big picture of your space
INSIDE VIEW Do a walk-through of the space as if you were physically moving room-to-room and experience it as if you were there.
FLOORPLAN VIEW Instantly get a bird’s eye view of the space, looking down from above as if the roof were removed so you can easily understand the layout of the property
MEASUREMENT TOOL Measure any wall, door, window, or item within the space. You’ll be able to see if a piece of furniture or equipment will fit through doors, hallways, etc. While many of my properties are off-market, all have VR 3D walk-throughs and I am happy to provide links to them on request.
